Our Site Preparation Evaluation, led by our Vice President of Construction, Justin Griffin, gives us a closer look at those conditions. During the evaluation, we assess:

Once we understand the property, our team uses those findings to develop a detailed Site Preparation Estimate. We provide site preparation as a separate cost, giving you a clearer view of your project and helping reduce unexpected expenses later.

What to expect

Every Detail Before We Build

Once your contract is in place, our team begins preparing everything needed to move your project toward construction. Led by our Starts & Closing Coordinator, Amanda, this phase brings together the details, documentation, selections, and coordination required for a smooth start.

There are many moving pieces behind the scenes, but you won't have to navigate them alone. Amanda will keep you informed, answer questions, and guide you through each step as we prepare your home for construction.

The Process

Initial Planning & Home Design

We start by ordering your boundary survey, soil testing, and county addressing as needed. At the same time, our design team develops your floor plan, exterior elevation, and site plan. Once complete, we prepare your preliminary Check Set plans for review.

Engineering & Permitting

After plans and selections are approved, we move into engineering and permitting. Final plans go through structural engineering, septic design is completed when required, and building permits are submitted. Our team also coordinates Architectural Control Committee and HOA approvals when applicable.

Timeline

Our Pre-Construction Process typically takes three to four months, depending on the project. Plan revisions, selections, engineering, permitting, community approvals, and loan closing can affect the timeline. Throughout the process, our team keeps things moving while making sure every detail is ready before construction begins.

Plan Review & Design Selections

Next, our team reviews the Check Set plans with you and addresses any requested changes. If modifications fall outside your contract, we provide pricing for approval before updating the plans. Amanda also schedules your first Design Studio appointment with lead designer Gretchen Rogers to begin choosing finishes and features.

Preparing for Construction

With approvals underway, we schedule your Pre-Construction Meeting with our VP of Construction to review the project. Once your construction loan closes and approvals are complete, your home moves to our Construction Team. Your Construction Manager then visits the property to review clearing, site preparation, and culvert placement.
