Steps for Building a Custom Home Built on Your Land
Step 1: Pre-Construction
- Contract
- Soil test from property (determines proper foundation)
- Boundary survey (determines size and boundaries of lot)
- Site plan (determines exact location where home will sit on property)
- Final decisions made on architectural plans
- Foundation and frame engineering
- Septic design (if applicable)
- Building permit
- HOA/ACC submittal/approval
Step 2: Construction
- Temporary electricity
- Lot preparation/clearing
- Building pad laid and tested (for compaction in preparation for foundation)
- Water: Tap/Well
- Forms set for the foundation
- Sewer pipes added
- Beams, barriers, post tension, and rebar
- Final forms
- Inspection
- Concrete is poured
- Framing
- Sheeting, siding, walls, windows and exterior doors
- Roof decking, shingles
- Plumbing pipes (walls and attic), water heater
- HVAC
- Electrical wiring
- Exterior painting
- Exterior brick/stone/stucco/siding
- Sheetrock/tape and float
- Cabinets
- Interior painting
- Septic installation (if applicable)
- Counter tops and tile
- Pour driveway
- Install light fixtures and outlets
- Flooring (carpet and/or wood)
- Final Grade/Code inspection with TRCC elevations
Step 3: Closing
- Homebuyer walk-through
- Closing and keys
- Move-in!
